  1. Your roof is approaching 20 years old (asphalt). Asphalt shingles typically last around 20 years before needing replacement. At nearly two decades old, your roof is likely showing signs of wear such as curling edges, cracking, and missing granules, leaving your roof weakened and your home vulnerable to damage.
  2. You notice curled, buckled, split or missing shingles. Curling shingles can result from moisture buildup or improper installation, while buckling shingles can be a sign of improper roof installation, poor ventilation or poor insulation. Deteriorating and compromised shingles degrade the structural integrity of your roof. Letting shingle issues go unaddressed can subject your home to moisture damage, mold and leaking.
  3. Light is shining through your attic ceiling. If you see light shining into your attic, call a roofing contractor right away. A helpful inspection gives key information about the condition of your roof. Make sure that your roofer also inspects the following elements:

Gutters and downspouts. Basements can flood and exterior details can be damaged if gutters and downspouts don’t move water off the roof and away from the foundation. Prevent this problem by making sure your gutters are free of clogs, your downspouts are connected securely, and any long gutter runs are pitched properly to minimize overflows.
